"Very Near MRT" - Really? |

I often hear people describing their flats as ‘near MRT’ or ‘walking distance to the nearest MRT’. A 20 minutes walk to the MRT station may be as easy as pie for the fittest, for others, an exaggeration befitting property sale brochures. Your housewarming guest bearing your new 10 kg-in-weight, lamp for your new home would not find such description amusing if they have to drag your gift from the nearest MRT station to you.

The more realistic descriptions for properties ‘near MRT’ should not take more than 5 minutes walk done in a casual pace. A valuer/appraiser will be able to explain to you that such location commands premium price. Expect to pay more for such a location as you are probably lucky to find one that don’t burn a hole in your pocket. In the same manner, a 10 minutes walk location to the nearest MRT Station doesn’t count.
